Separate the property, the operator and the equipment

A data center project may combine a site and building, power infrastructure, a service business and equipment owned by different parties. Each can have a different financing and reporting model.

We start by identifying what the proposed instrument represents and the information needed to service it. The platform is then designed around those rights and responsibilities.

During development, the project may need to record construction progress, equipment delivery, power arrangements and commissioning stages. Those records help the responsible teams assess progress against the agreed financing and delivery plan.

Connect operating information with the financing model

An operational platform needs the information relevant to the instrument: for example, tenancy or colocation contracts, billed services, cash received, operating costs and approved financial reports.

Power capacity, occupancy and equipment utilization can provide additional context when properly defined. Their source, measurement period and review process should be clear. They do not automatically determine an investor payment.

Equipment and GPU-related projects

Where the structure involves servers, GPUs or other equipment, the platform requirements extend to asset identification, ownership, leases or service contracts and relevant lifecycle events.

The investor record needs to reflect the contractual rights actually provided. Exposure to an equipment-financing structure does not by itself confer control of a physical server or access to computing capacity.
